National Real Estate Strategic Alliance Manager ( Retail/ Property Development/ Oil/ Transportation Sector)
based in Shanghai/Beijing
Reports to Strategic Alliance Director
Position Purpose: Function as the “Center of Excellence” to maximize Company Retail/Property Development/Oil/Transportation Sector Strategic Alliances network and influence in China; formulate strategy, process and tools to identify, assess, build, maintain, evaluate prospective and existing alliance partners at both national and regional levels with the aim of expediting Company healthy and sustainable long-term profitable growth in China. Key Customers include Development Directors, Real Estate Directors, Alliance team members in regions, Construction Directors, Legal, Finance, Retailers/Property Developers/Transportation/Oil businesses, attorneys and consultants.
Principal Accountabilities
In addition to following Company policies and procedures, principal accountabilities include, but are not limited to:
Overall Function
Manage the assigned portfolio sector and actively contribute to the formulation of the team’s long term plan.
Be a center of excellence for strategic alliances within Sector, serving all Regions and markets.
Build positive relationships at the decision making level in each region internally, as well as within our partners’ organizations.
Establish business terms and criteria which are consistent with corporate financial goals.
Direct multi-departmental efforts related to site selection, restaurant design, financial approval, internal marketing, proposal development, presentation, negotiation and legal compliance.
Collaboratively resolve concerns between Landlord and Company.
Leverage the value of the Company Brand to achieve more benefits for Company and more effective working relationship
Strategic Alliance Partnership Establishment
Maintain and develop cooperative relationships with alliance partners, frequently approach alliance partners to discuss project progress and exchange opinions, timely solve conflicts and difficulties in projects, in order to maximize the benefit in long term and to gain more cooperation opportunities
Leverage a wide variety of resources to seek potential alliance partners who fit our development strategies
Visit potential alliance partners, establish contact with their headquarter, present Company development strategies, restaurant business models, brands (especially the idea of ‘Drive-thru’)
Gain information about the development strategies and planning of potential alliance partners, and get their list of projects recommended or with cooperative potential (including but not limited to their existing/ planning/developing real estate information)
Work with the Regions to identify, qualify, screen and develop strategic alliance partners and other viable opportunities for consideration in national, regional and market level.
Collect regional feedback and comments, evaluate qualification of potential partners, and shape the cooperative strategic direction
Understand the decision- making model of alliance partners, communicate with regional alliance team on typical or difficult topics, facilitate regional alliance team to negotiate and cooperate with alliance partners
Discuss alliance partners’ potential cooperation projects with regional staff, and consolidate regional feedbacks to approach alliance partners
Negotiate with potential alliance partners to set up strategic framework agreement of extensive long-term partnership

Holds Self and Others Accountable: Take personal responsibility for meeting commitments and ensure that results are achieved by making expectations clear, establishing priorities, maintaining focus and addressing tough decisions.
Requirements
Requires in-depth understanding of driving business results.
Excellent lease negotiation skills and conflict resolution.
Experience and thorough understanding of development and permitting process within sector is imperative.
Travel to Region/Divisions as needed (20%).
Bachelor’s Degree in Business Administration/Management, or Land Use preferred.
Strong working knowledge/skills with Lotus Notes and Microsoft programs: Excel, PowerPoint and Word a must. Experience with Access data-bases, and or other lease management data-bases a plus.
Previous success tracking & monitoring the progress & results related to team initiatives.
